Assistant Property Manager

The Role
The Assistant Property Manager will work with leadership on operations across our growing Boulder student housing portfolio. This is a high exposure role with growing responsibilities in nearly every part of the business — from leasing and maintenance to marketing and asset performance. This is a newly created entry-level position where you will be able to learn other parts of our successful real estate investment platform while helping shape strategy as we scale.
Interest in fundamental real estate research is essential as we expand to other national markets using the tested Boulder model. The APM will be critical on setting rents, structuring lease terms, connecting with other market agents, sourcing new deals, guiding acquisition decisions and identifying ways to improve both the resident experience and investor returns. This is a highly collaborative, hands-on role that demands curiosity, follow-through and a sharp eye for what works.
Key Responsibilities
- Coordinate all aspects of property operations, including leasing/showings, maintenance, resident services and vendor relationships
- Interact with social media manager for ideas and implementation of marketing plans to substantially increase the brand’s exposure
- Become a true expert in the Boulder student rental market — including competition, incoming supply, demand drivers, and pricing trends
- Set rent rates, lease terms, and renewal strategies that reflect both market conditions and business goals
- Drive marketing and leasing strategy — from planning campaigns, selecting leasing platforms (Zillow, Ralphies List, etc) to refining internal systems, defining unique differentiation strategies and deciding on economically viable investments on all types of properties
- Oversee turnover planning, preventive maintenance, and long-term capital planning
- Implement scalable systems and processes that improve efficiency and raise the standards on overall quality of living spaces and services
- Collaborate on acquisitions and due diligence by contributing local market insights and operational assumptions (financial modeling training will be provided)
- Ensure compliance with Fair Housing laws, city ordinances, and lease agreements
- Own budgeting and financial performance for the managed portfolio to achieve target performance metrics
What You Need to Succeed
- Analytical/financial modeling skills and an interest to jump start a career in real estate investment management
- Proactive doer who sees clearly, organizes efficiently, and gets things done
- Strong operational and organizational skills
- Comfortable with property management softwares (AppFolio or similar tenant portals) and tech tools
- Professional and clear communication skills
- Ability to handle resident escalations with poise

Education & Qualifications
- Bachelor’s degree
- Colorado Real Estate Broker License is a plus
- Familiarity with Colorado housing laws is a plus
- Fluent Spanish is a plus
